Open any portal and Upper Marlboro looks like a single market with a single price. Redfin puts the March 2026 median at $390,000. Movoto reports $471,125 for the same month. Zillow's Home Value Index for Greater Upper Marlboro sits at $579,347. Three numbers, one town, a spread of nearly $190,000.
The spread is not a data error. It is the market telling on itself. Upper Marlboro is three submarkets stacked inside one postal identity, and the median you see depends entirely on which slice a given portal happened to weight. If you are shopping here from Woodbridge, Bowie, or somewhere farther out in the DMV, the useful question is not "what is the median." It is which of the three markets you are actually buying into.

Two things are happening. First, the "city of Upper Marlboro" as Redfin defines it is the small incorporated town, a handful of sales per month. Four homes closed there in March 2026. Widen the lens to the ZIP codes or the "Greater Upper Marlboro" market area and the sample jumps to 164 sales in 20772 in March and 164 in 20774 for May. Small samples pull the town median down. Larger samples pick up the move-up inventory east of US 301 and the new construction west of it.
Second, the portals disagree about which houses count as "Upper Marlboro" in the first place. That single decision explains most of the spread.
South and west of the town center, 20772 is where the older detached inventory lives. Recent April 2026 closings from public MLS records show the range: a three-bedroom on Aquinas Avenue at $415,000 after 38 days, a three-bedroom on Ranch Road at $575,000 after 100 days, a four-bedroom on Cross Country Terrace at $899,900. The March 2026 median for the ZIP was $474,000, down 1.3% year over year, with days on market stretching to 63 from 36 a year earlier. This is the softening slice. Sellers who priced against 2024 comps are finding the market has moved underneath them.
Cross Pennsylvania Avenue heading toward Woodmore and Brock Hall and the market changes character. June 2026 closings tell the story better than any median: $1,005,000 on Hebron Lane after 48 days and 1% over list, $955,000 on Bottsford Avenue in 15 days, $898,220 on Wood Valley Road, $827,000 on Manor Gate Terrace at 4% over list. The three-month median through May 2026 was $484,000 for the ZIP, but that number is a mix of $170,000 condos on Campus Way and $1M-plus detached on the golf course. In 20774 the median hides a bimodal distribution, not a normal one.
The third market is not on the resale board at all. It is the builder pipeline, and it is where a large share of buyer traffic is actually landing. At Westphalia Town Center, D.R. Horton's Watermark community is selling the Lafayette townhome plan from $466,990, the Columbus from $475,990, the Royal from $520,990, and single-family plans in the $630,990 to $670,990 range as of the May 2026 update. Ryan Homes is delivering the Canter Creek single-family community with plans over 3,000 square feet on oversized homesites. DRB Elevate is building the 55+ Victoria Park at Parkside. BeechTree, the established golf-course community, continues to trade in the upper brackets. Each of these communities publishes its own "starting from" number, and each of those numbers looks nothing like the town median.
The competitive picture inside Upper Marlboro looks contradictory until you separate the three markets. Redfin scores the town proper at 80 out of 100 for competitiveness, with homes averaging 52 days on market and roughly two offers each. Greater Upper Marlboro sells in 34 days, with hot homes going pending in 19 and closing 4% over list. Homes.com, weighting more heavily toward the slower resale inventory and older listings, reports an average of 160 days on market across the trailing year.
Both patterns are real. A well-prepared, correctly priced home in the move-up pocket of 20774 or a new-build townhome at Watermark clears in under three weeks. An older 20772 resale that needs updates and is priced to 2024 comps sits. If you are the seller of that older resale, you are competing not against your neighbor but against a builder two miles away offering closing-cost credits on a brand-new unit at a similar price point. That is the friction that catches homeowners off guard when they list.
Two developments are quietly repricing the west side of town. The first is the University of Maryland Capital Region Medical Center, now anchoring the medical corridor near Largo. Recent MLS remarks for BeechTree listings explicitly cite proximity to the new hospital as a selling point, which is a leading indicator that the agent community is pricing that adjacency into list strategy.
The second is Westphalia Town Center itself. The 480-acre Walton Global project has been building residential for years without its promised commercial core. As of early 2026, reporting from the Prince George's County Economic Development Corporation indicated the developer was closing in on a grocer to anchor the retail component. If that deal lands, the Watermark townhomes that trade today at $466K to $520K are being sold into a community that will look materially different in 24 months. Buyers who understand that timing tension are underwriting today's price against tomorrow's amenity package. Sellers of nearby resale inventory should understand they are competing with that same forward-looking pitch.
Two closing-side details deserve attention before you write an offer.
Maryland requires sellers of most existing residential properties to deliver either a Residential Property Disclosure or a Disclaimer under Section 10-702 of the Real Property Article. New construction is exempt from the disclosure requirement, which sounds like a buyer advantage until you factor in that builder contracts often override standard MLS purchase agreements on inspection timelines, financing contingencies, and warranty scope. A resale in 20772 and a new build at Watermark are not the same transaction with a different address. They are two different contracts.
Prince George's County also charges a county transfer tax of 1.4% on top of the state transfer and recordation taxes. On a $500,000 purchase, that county line alone is $7,000, and who pays it is negotiable, not statutory. Buyers moving from Virginia are frequently surprised on the closing disclosure. Sellers who assume the buyer will absorb it are frequently surprised at the negotiation table.
Which median should I trust when comparing Upper Marlboro to my current neighborhood? None of them in isolation. Compare like to like. If you own a detached four-bedroom in Woodbridge, benchmark against 20774 detached comps of similar size, not the town-level median. If you are shopping townhomes, benchmark against the Watermark and Westphalia resale pool.
Is new construction actually a better deal than resale here? It depends on what the builder is offering that week. D.R. Horton and Ryan Homes have been active with rate buydowns and closing-cost credits in 2026. A resale seller can match on price but not on rate. Run the monthly payment both ways before you decide.
How much does the Westphalia grocer deal actually matter? If it closes, it changes the daily experience of living in the west-side new construction. If it stalls again, buyers who paid a walkability premium will feel it. Ask when you tour.
